You might be thinking of having your own place by now. Normal, whether it is because you feel as a grown-up person, you should not be living with your parents or because you simply need more privacy. LOCATION. Ask any property agent and they will agree that this should be your first consideration. Whether you are looking for a studio-size apartment, town house or a more common landed house, location is the key. Even more essential if you are thinking of purchasing a property as an investment. In addition to prime location, which is usually pricey, find other locations that you think will grow in the future. Mind the transportation means to your work place if you are thinking of a location in the outskirt of town. Ask around for any natural disruption (flood, earthquake, landslide, etc.) on or nearby the location that you are interested in.

ENVIRONMENT. Still closely related with the location is the environment. Ensure that the location is safe enough (moreover if you already a family person with little kid/ baby). If the location is already grown into a real estate, visit it once or twice on different time. This will enable you to ‘sense’ the environment in the morning, noon, evening, or night time. You can also feel the different atmosphere (if any) during the weekdays of weekends in the area. Distance to the main road can be seen from two different angles: if it is close you might be disrupted by the traffic but you can get easier access to the outside. Else, if you prefer a more secluded place, you can go some distance away from the main road but you might need to wake up a bit early to go to work as a compensation.

PRICE. The two elements stated above will result on the price. If both elements are positive, you might be paying more money as the premium. If this is the case, compared them with other places that carry more or less the same positive elements. Now, you want to learn about the price escalation between one places to another. Let’s assume you need to pay a hundred million for three different options. Find out which place that has the biggest price escalation within the same time line. Within 5 years from now, one place might have the housing price sky-rocketing 75% and other might only gained 15%. Get the most for your house from an investment point of view.

These guidance, of course, is VERY, VERY BASIC but at least it shows that selecting a house should not be a one-day process. Talk to your parents, friends, or spouse for inputs or other ideas. Read and talk around to get other people or even the general public opinion over a place of your interest.
